The basics
What Is an EICR?
An Electrical Installation Condition Report (EICR) is a formal inspection and test of the fixed electrical installation in a property — the wiring, consumer unit, sockets, switches, lighting points and associated accessories.
The electrician carries out a series of visual checks and electrical tests, records what has been found, and issues a report stating whether the installation is satisfactory or unsatisfactory for continued use, along with any observations and their classification.
It's the electrical equivalent of a thorough condition survey: it tells you the state of the installation today, and what — if anything — needs attention.

Rented homes and commercial premises are subject to electrical safety requirements, and an EICR is the standard way of demonstrating the condition of the installation.

The inspection
What Is Checked During an EICR?
The extent of the inspection is agreed beforehand and recorded on the report, including any limitations such as inaccessible areas or circuits that can't be isolated.
Consumer unit
The board, main switch and protective devices, including the presence and operation of residual current protection.
Earthing and bonding
The earthing arrangement and protective bonding to gas, water and other services where applicable.
Circuit testing
Continuity, insulation resistance, polarity, earth loop impedance and RCD operation on the circuits inspected.
Damage and deterioration
Accessories, cables and enclosures checked for damage, wear, overheating and unsuitable alterations.
Suitability for use
Whether the installation is suitable for how the property is actually used, including any DIY additions.
Documentation
Previous certification, circuit identification and labelling reviewed and recorded.
Understanding the report
EICR Observation Codes
Anything the electrician finds is recorded against a classification code. This is the part of the report most people want explained — so we go through it with you.
C1 — Danger present
A risk of injury is present. Immediate action is required, and the electrician will make the situation safe where possible before leaving.
C2 — Potentially dangerous
Not an immediate danger, but a condition that could become dangerous. Urgent remedial action is required.
C3 — Improvement recommended
Not dangerous and not a reason for an unsatisfactory report, but an improvement that is worth considering.
FI — Further investigation
Something has been identified that requires further investigation before it can be classified properly.

What Happens If Problems Are Found?
A report is recorded as unsatisfactory where C1, C2 or FI items are present. That doesn't mean the property is unusable — it means specific items need addressing, and the report tells you exactly which.
